Your home is your castle,
but when the floor plan is just okay...

it's time to consult a professional.  An idea person. Someone who can
help you visualize ways to make your home more efficient, more comfortable,
more you! It is time to talk to Carol Larkin, 13 years spent creatively

improving homes for the benefit of their owners!

Below are some examples of the work that Carol Larkin has performed.

This 70's, no pizzazz beach house was given a whole new look by opening up the walls, simplifying the fireplace and adding a West Indies look to the furnishings, bringing this home and  its ocean front location in harmony.

The clients loved exotic woods and an area that was communal for cooking and dining.  The high ceilings added to the open area for an inviting natural look.

A one bedroom, one bath house that was redesigned without expanding the footprint and made into a comfortable two bedroom, 2 bath home without touching the two car garage!

By opening up a wall from the kitchen to the dining room, allowing for
a long copper bar top, wonderful flow was created bringing together
the kitchen, dining room and living room for a living friendly home
with white water, ocean views from every room!

This one owner home was long neglected.  The peeling front facade
needed stripping and priming for fresh paint.  The landscaping was
so overgrown that there was no distinction between what might have
been a garden or a jungle. Organizing the painters, landscapers,
plumbers, sub-contractors and the weather was no easy job!
The client had a budget and just wanted a clean, home look.
As a result of efficient project planning, the restoration came
in on time and budget!

The entry hall had a closed in feeling. Big enough but no light or drama.  We simply took out the drab entry door and replaced it with a beautiful custom three paneled door which was “night and day”!

The client also was desperate for a coat closet and one was put in the Entry Hall and looked as if it had always been there!  A total transformation occurred and nothing looked “added onto".

The photo on the left is the before picture of an old narrow bathroom with a shower tub & very small corner sink across from the commode.  The clients wanted a completely new dramatic updated look for their guests.  The configuration was changed to a 4' wide walk in shower with bench seat done in variously colored 1 inch cut glass tiles which change colors depending on where you stand in the room. A new skylight adds a special life to the tiles!

Little touches pull together the master bedroom of antiques
with ambience and charm.

An over painted pine lattice porch was uninviting and only drew neglect.  With some sandblasting, plexiglas panes, leather furniture, ceiling fans, and linen drapes completely converted the area into a warm outdoor patio with complete, unobstructed ocean views. Now the area is the most used area of the house.

A kitchen in need of a makeover!  Moving the fridge down to the end, extending the counter, increased the functionality and spatial features of this once dark kitchen. Cosmetic revisions were based on the tastes of the client and enhanced with a cottage styling that make the kitchen inviting as well as completely functional.

Adjacent to the kitchen above was the breakfast bar.  Dated in dark woods in poor condition, the area was opened up with a bit of rearranging, priming and some white wash for the finish allowed for the whole area to come together with taste.

Here the client inherited a vintage but abused bathroom.  The request was to create a cozy look with more light.  Blowing out the medicine cabinet for a window and opening the wall to a french door that steps to the garden was a hit!

This ranch style family room was redefined into a dining room maintaining the country styling of the home. This client wanted country comfort and open spaces.  Corbel shelving, floor and wall refinishing, new windows and sliding wood doors   brought the room and ceiling area together as one for that complete comfort feel.
